Permanent Roofline Lighting in Franklin, TN

Franklin splits into two very different jobs: the estate neighborhoods south and west of town, and the historic core downtown. They are not installed the same way.

What we see in Franklin

What changes about this job here.

  • Laurelbrooke is its own project type. Roughly 311 custom estates across 578 acres and five sections, most built between 2000 and the early 2020s, behind two staffed entrances. Dues already run into the thousands annually, so boards there are used to reviewing exterior work properly. Expect to submit, and expect approval when the submission is good.
  • Historic downtown Franklin is a different conversation. Homes inside and around the historic district can carry review requirements that have nothing to do with an HOA. We would rather find that out before we quote than after we install.
  • Westhaven's density works in your favor. Tighter lots and shorter setbacks mean the roofline sits closer to the street, so a clean warm white line reads strongly without needing to be bright.
  • Older fascia needs looking at first. Parts of Franklin have wood fascia rather than aluminum wrap. It holds a track fine, but it wants inspecting before we fasten anything to it, not after.

How it works

Installed once, into the soffit.

A slim channel fastens to the fascia under your roof edge, color matched to your trim so it is hard to spot in daylight. Individual warm white lights sit in that channel about six inches apart, each throwing its own pool of light down the wall. Wiring runs inside the channel. Nothing penetrates your shingles and nothing hangs off your gutters.

It runs warm white almost every night of the year, which is the point. Holiday colors are a few weeks out of twelve months. You change it from your phone and you never handle a ladder again.

01

The design

We measure your rooflines and send back a drawing of exactly where the line runs, with a fixed price. No charge.

02

The install

Usually one day. Track color matched to your trim, wiring inside it, and we clean up before we leave.

03

The handoff

We set your warm white, walk you through the app, and show you how to build a look.

04

After that

It is ours to stand behind. We are local, not a call center in another state.

Franklin questions

What people here ask before they call.

Can this go on a historic home in Franklin?
Often, but the answer depends on your specific property. Homes in and around the historic district can carry review requirements separate from any HOA. We check before quoting rather than after.
What about Laurelbrooke's architectural review?
Normal and manageable. We supply color-matched track specifications and elevation drawings so your submission is complete the first time.
Does wood fascia change anything?
Only that we inspect it first. The track fastens to fascia rather than through shingles, so sound wood is fine. Soft or rotting board gets flagged before we quote, not discovered mid-install.
